VICTORIAN developer YourLand Developments has unveiled Northborne, its 66-hectare masterplanned community in Wollert, with more than 400 prospective buyers registering their interest ahead of the first public land release next weekend.

The six-week expression-of-interest campaign attracted enquiries from all types of buyers, with particularly strong interest from first home buyers, highlighting continued demand for housing in Melbourne’s northern growth corridor.

The launch follows YourLand’s acquisition of the Wollert community late last year, which will deliver approximately 650 homes with an estimated end value of over $700m.

Residents of Northborne will benefit from a range of proposed amenities, including a Prep-to-Year 12 government school, an early learning centre, a town centre, community facilities, expansive parklands (including the protection of large established trees), waterways, active open space, playgrounds, and walking and cycling trails. The development is expected to support more than 4500 jobs throughout its civil construction delivery.

Adam De Pasquale, Head of Sales – Communities, said the strong response reflected continued demand for quality masterplanned communities despite changing market conditions.

“Market cycles can influence short-term buyer behaviour, but the underlying demand for housing in Melbourne remains strong. Affordability remains a key focus, which is why well-connected growth corridor communities like Northborne continue to resonate with buyers,” he said.

“What we’re seeing in the current market is that buyers are being more considered. They want certainty around price, timing, and delivery, and confidence that they are buying from a professional developer with the capability and partnerships to guide them through the process.”
